10 Steps to Homeownership

 
STEP 1

Buyer Consultation

This meeting is important because: 
1. You and your agent need to see if you are a good fit for each other. 

2. They should educate on the process, timeline, and expectations and gather the information for the type of home you looking for.

STEP 2

Pre-Approval

Once you know the real estate agent, this step is most important! It's understanding how much home you can comfortably afford. 

 
STEP 3

Showings

Seeing the house in person allows you to see if the house matches what you see online, but that is only one aspect of successfully doing home tours. Watch the video to learn more. 

 
STEP 4

Submitting Offers

This step is necessary to secure your future home. Not all houses have the same scenario, so you will work with your real estate agent to determine the best strategy for each house!

 
STEP 5

Offer Accepted

Congratulations, you're under contract! This starts the process of homeownership! This step starts the deadlines for earnest money deposits, inspections, appraisal and closing!

STEP 6

Inspections

You'll learn about the condition of the house! Not all homes have significant issues. Some only have regular maintenance items that were deferred.

Appraisal Value

You'll learn what value the appraiser tells the bank it's worth! Appraisal value is different than market value!

STEP 8

Underwriting

A very important step in the process. You will work directly with your lender. In this step, they will ask for any additional paperwork they need to get your final approval and the clear-to-close on the house! It's important you act with urgency!

STEP 9

Clear-to-Close

Yahoo! This means you are ready to schedule a date and time to sign all of the paperwork and gather your funds to pay for the final closing costs.

Closing Day

Yahoo! You sign papers and get the keys (if you did not offer occupancy, see step 11 if you have occupancy)

Occupancy

If you provided occupancy dates, this means you can not move into the home the day of closing!
